Landlord Fact Sheet
Our aim is to provide a friendly and efficient service to Landlords. We have had more than 10 years experience in the letting industry. We will undertake the following services:
- We will visit the property and provide a rental valuation and assessment.
- Market the property through our office window, the internet and local press.
- Prepare tenancy agreements and contact referees.
- Provide a full inventory including full colour photographs of the property.
- Notify gas/electric/water companies of a change of tenancy.
- Arrange for a Corgi registered engineer to carry out a Landlord Certificate should this not have been carried out previously.
- Collect rents and deposits equal to 1 calendar month. Deposits will be held in “The Deposit Protection Scheme (DPS)”. In the unlikely event of a tenant falling into arrears we will pursue the debt and provide written warnings. If the debt is not paid within 1 month we will contact the owner of the property and discuss the situation. Any further intervention will be the owner’s responsibility.
- With regard to HMO properties we will carry out weekly inspections to communal areas whereby fire alarm systems will be tested. Student rooms will be inspected quarterly and dilapidation reports compiled.
- With regard to residential lettings to families, couples and individuals under one tenancy agreement we will inspect properties every 3 months and check fire alarm systems. We will also give a voluntary questionnaire to tenants and ask them to provide feedback as to recommendations and improvements. We will pass on such information to property owners.
- We will provide detailed reports when tenants vacate properties, including full colour photographs.
- We can arrange for your property to be cleaned once tenants vacate the property, however any costs will be the responsibility of the property owner.
- We generally only let to postgraduate students as in our experience they are generally more mature and have a greater sense of responsibility.
- Rents will be remitted to the property owner on the 14th day of each month for the previous months rent.
- A sign will be placed in a visible position providing our contact details and phone number at the property.
- With regard to simple repairs and maintenance costing less than £50, repairs will be carried out without the consent of the owner. This will be deducted from the monthly payment. We will provide monthly financial reports and include receipts of such repairs.
- We can arrange for a cleaner to visit the property weekly. This will cost £20 per week for 2 hours work and can be added to the monthly charge. Please note that the cleaner will only clean communal areas.
